The Wolff Co., a Scottsdale, Ariz.-based development company with Spokane roots and significant holdings here, plans to develop a $25.7 million, 256-unit apartment complex just south of Spokane Valley, building permit documents show.
The project site encompasses 55 acres of former agricultural land located at 3711 S. State Route 27. A site plan shows the complex will be named Pine Springs Farm and will have nine 24-unit buildings and two 20-unit buildings. The three-story apartment buildings will range in size from 21,300 to 26,300 square feet of floor space, and the floor plans of the living units will range from 730 to 1,300 square feet, the plans say. Plans also show a 3,900-square-foot recreation building and eight garage structures, each with six stalls.
County records show the property is owned by Pine Springs Farm 1 LLC, a subsidiary of The Wolff Co. Inland Washington LLC is listed as the contractor on the permit information. Executives of The Wolff Co. and Inland Washington couldn't be reached for comment.
Thedevelopment property is on the east side of state Route 27, north of Belle Terre Avenue and south of the Albertson's Inc. supermarket at the southeast corner of state Route 27 and 32nd Avenue. It's zoned for medium-density residential land use, and is near single-family residential developments on the north side of 32nd that are in the city of Spokane Valley.
Pine Springs Farm I also owns a similarly-sized parcel of vacant land at the southwest corner of state Route 27 and 32nd Avenue.
The Wolff Co. has developed several other apartment complexes here, including the 272-unit Whimsical Pig, at 13303 E. Mission, andthe 85-unit Sunrise Village complex, at the northeast corner of Fourth Avenue and Sullivan Road.
Inland Washington also is developing the 180-unit Ridge at Midway apartment complex, at 16320 N. Hatch, north of the Wandermere area, and is acting as the general contractor as well. Units in that complex range in floor space from 710 square feet to 1,110 square feet, and monthly rents there range from $706 to $1,110, says an online brochure about the complex.
