A Spokane developer has entered preliminary discussions with the city of Spokane about a proposed 12,000-square-foot retail addition at the Lincoln Heights Shopping Center, but hasn't disclosed what tenant or type of tenant might occupy the space.
The north end of a 16,000-square-foot building, at 3011 E. 29th, on the east side of the center, would be demolished prior to the construction of the addition, a preliminary site plan shows. The demolition apparently would include space occupied by Referee Photo Inc., of Spokane, the plan says. A person contacted there declines to comment on the future of that space.
Other tenants in the 16,000-square-foot building include a Coldstone Creamery Inc. outlet and Hogan's Hamburgers restaurant.
The Spokane developer, Lincoln Heights Center LLC, late last year bought part of the shopping center, which includes another building anchored by a Rite Aid Corp. pharmacy and retail store. Lincoln Heights Center is headed by prominent Spokane-based developer Dick Vandervert, says Jim Ivers, another principal in Lincoln Heights Center.
"We're just kicking ideas around," Ivers says of the proposal. "Beyond that, it's just a rumor."
The center includes more than 50,000 square feet of retail space.
Chris Bornhoff, of Spokane-based Vandervert Developments LLC, represented the owner at the predevelopment conference. Bornhoff says he can't comment on the project.
Sean Shields, the city's permit coordinator, says the applicant hasn't identified the type of business that would be located there, the proposed construction schedule, or estimated value for the project.
Bernardo Wills Architects PS, of Spokane, is designing the project, preliminary plans say.
The city's engineering department is asking for a traffic and parking analysis, planning documents show.
