Windermere Coeur d'Alene Realty Inc. has launched the first phase of a planned 157-lot residential subdivision in North Idaho, says Jim Fox, an agent with the longtime Coeur d'Alene-based real estate sales and development company.
The initial 63-lot phase is part of the Prairie Sky development that's to be located on 40 acres of land at the northwest corner of Meyer and Lancaster roads on the south edge of Rathdrum, Fox says.
The listing prices for the single-family homes there will range from $126,000 to $210,000, he says. That likely would put the total value of the development at more than $20 million.
Prairie Sky will be just south of the Skyline Meadows residential subdivision, which is being developed by Victory Homes, of Post Falls. Also, it's just north across Lancaster from the planned Kootenai Technical Education Center, which voters approved last month.
The homes will range in size from 1,000 square feet to more than 2,000 square feet of floor space, Fox says. The development is being targeted at the entry-level homebuyers, he says.
Windermere has selected Benway Quality Homes Inc., of Coeur d'Alene; Jacor Inc., of Rathdrum; and JT Homes by Jim Taigen, of Mead, to build homes in the development, Fox says. Six houses are in various stages of construction there.
Many lots in the development are approved to have shop buildings, which are in high demand in rural North Idaho, Fox says.
The development will have in-ground utilities, including connections to natural gas lines, and also will have a walking and bicycle path available for use by all of the residents there, he says.
Windermere Coeur d'Alene Realty, which is owned by North Idaho real estate broker Don Smock, has offices in Coeur d'Alene, Hayden, and Post Falls.
