A Spokane developer and contractor is proposing to build a five-story, 64,000-square-foot building downtown that would include a mix of residential, office, and retail space, as well as covered parking, preliminary documents on file with the city of Spokane show.
The company, Kofmehl Inc., would construct the 64,000-square-foot building at 228 W. Second, on three lots on the west side of the former Armory Building, plans show.
Gerald Kofmehl, who owns Kofmehl Inc. and the development site, couldn't be reached for comment. Kofmehl has started discussions with the city about the project, but hasn't turned in a building-permit application for it yet, plans show.
Two of the lots that make up the development site, one fronting on Second Avenue and the other fronting on Bernard Street, currently are parking areas, and the third lot, which faces Pacific Avenue, is occupied by a 101-year-old, 3,500-square-foot, one-story retail building that was remodeled in 1991, according to Spokane County records. That building currently houses Precision Pilates Inc., a Spokane fitness studio.
The Kofmehl proposal says the fitness studio building would be incorporated into the planned structure.
Although the proposal for the building is still in the concept stage, such a building would be valued in excess of $6.4 million, says Sean Shields, permit coordinator for the city of Spokane.
Preliminary drawings show the building would have 7,200 square feet of retail space on the first floor, and 3,000 square feet of retail space on the second floor. It also would have a total of 44 parking spaces on the first and second floors.
The third, fourth, and fifth floors each would have 14,200 square feet of floor space, plans show. The third floor would have an unspecified number of office condominium units and the fourth and fifth floors each would have five residential condominium units, plans say.
Martin J. Hill Architecture Inc., of Spokane, is designing the project. That firm's owner, Martin Hill, declines to comment on it.
In 2008, Kofmehl expanded and renovated the 11,300 square-foot Division Street Square multitenant retail center, at 3609 N. Division, which was valued at $1.3 million. It also developed the 13,500-square-foot Cheney Square retail center, at 2424 First Street, in Cheney, in 2005.
