Liberty Lake-based real estate development company Greenstone Corp. says it wants to develop a 327-lot residential subdivision to be called Rocky Hill North on 67 acres of land at the east edge of Liberty Lake.
The proposed subdivision would be just north of Rocky Hill, a similarly sized subdivision that Greenstone began developing in 2004.
The Rocky Hill North development site is vacant former agricultural land on the south side of the Hawkstone mixed-used development, which is south of Appleway Road.
Rocky Hill North would include single-family homes, most of which would range in size from 1,400 square feet to 3,000 square feet of floor space, says Jim Frank, Greenstone CEO.
Prices likely would range from $150,000 to $400,000, making the total anticipated value in excess of $49 million, Frank says.
The city's hearing examiner, Greg Smith, has recommended approval of Greenstone's plat application for Rocky Hill North.
The proposal will go before the Liberty Lake City Council on Tuesday, July 5.
Homes in Rocky Hill North would be accessed by several interior streets that connect to Country Vista Drive on the west side of the development, and Bergamot Avenue south of the development, the preliminary plat application shows.
The project will have up to eight phases and should be completed in five to eight years, the application says.
The Rocky Hill North and Rocky Hill subdivisions are part of Greenstone's Meadowwood residential community, which is in the vicinity of three golf coursesMeadowWood, Liberty Lake, and Trailhead.
Greenstone also is developing the River District mixed-use community and the Meadowwood Technology Center, both in Liberty Lake; the Kendall Yards urban village northwest of downtown Spokane; and several other residential developments in Spokane and Kootenai counties.
