Real estate and property management company East Magnesium Properties LLC plans to develop a 504-unit apartment complex, named Magnesium Village, in the Nevada-Lidgerwood neighborhood of north Spokane, preliminary planning documents on file with the city of Spokane show.

A representative of East Magnesium Properties, which owns the property surrounding Spokane International Academy, couldn’t be reached immediately for comment.

The construction value for the development is estimated in the range of $34 million to $38 million, according to pre-development documents.

Site plans show 14 residential buildings, each three stories tall, to be constructed on about 26 acres of land by the Spokane International Academy, at 777 E. Magnesium Road.

The proposed apartments will encircle Spokane International Academy to the northwest, northeast, and southeast corners. The southwest corner of the block is home to the Mountain View Assembly of God church.

Spokane International Academy moved to the 99,800-square-foot office building in the center of the property, which formerly was occupied by New York-based Guardian Life Insurance Co., in 2020.

Palouse, Washington-based Hoist LLC is designing the Magnesium Village complex. 

Jerod Harwood, of Hoist, declines to comment on it.

A contractor isn’t listed on pre-development documents, which show construction is expected to begin by late March.

Each apartment building will have 36 units in over 38,000 square feet of space. The complex will provide a total of 871 parking stalls, including 34 accessible parking spaces.

In total, the site will have more than 593,000 square feet of building space including a 1,900-square-foot cabana, a 6,600-square-foot clubhouse, 36 canopy carport structures, and a 780-square-foot maintenance building, pre-development documents show.
