Alturas Capital Partners LLC, a commercial real estate investment company based in Eagle, Idaho, has purchased the Rock Pointe West corporate office campus, located near the growing North Bank district in Spokane.
Craig Soehren, broker with Spokane-based commercial real estate company Kiemle Hagood, says Alturas also owns two other commercial properties in the Spokane area, and the Rock Pointe West acquisition will solidify the company’s foothold and investments here.
Rock Pointe Corporate Center is divided into an east and west campus and is located east of Washington Street. Normandie Street separates the two campuses.
Soehren says the same ownership group previously owned both properties, but the eastern campus isn’t for sale.
Representatives of Alturas Capital Partners decline to disclose the purchase price.
The Rock Pointe West campus is comprised of three buildings on 9.6 acres of land, about two blocks northeast of the Spokane Veterans Memorial Arena.
The purchase includes Rock Pointe Three, a 159,000-square-foot building, at 1330 N. Washington; Rock Pointe One, a 60,400-square-foot office building, at 1212 N. Washington; and Rock Pointe Tower, a 116,700-square-foot building, at 316 W. Boone. It also includes two parking garages and a surface parking lot that serve the buildings.
The west campus has a combined total of about 336,100 square feet of office space in the three buildings.
Soehren and fellow Kiemle Hagood broker Erik Nelson will handle leasing for the property going forward.
Alturas Capital Partners’ director of investor relations, Daniel Trevino, says the company plans to update the parking garages, exterior staircases, and stairwells in the next year, and provide tenant improvements on interior lobbies and corridors.
Alturas plans to open a dedicated office to handle property management for its properties here in the future.
