Playfair Commerce Park LLC, of Spokane, is in the early planning stage for a $3.2 million, multitenant warehouse building at the site of the former horse racing track on the east edge of Spokane, a predevelopment application submitted to the city shows.
The predevelopment application shows the developer envisions a 74,400-square-foot building at the southwest corner of Haven Street and Ferry Avenue, north of the new Scafco Corp. headquarters and Scafco Steel Stud Manufacturing Co. buildings.
Lawrence Stone, Scafco’s president and CEO, also heads Playfair Commerce Park. Stone couldn’t be reached for comment. A marketing brochure provided by Playfair Commerce Park says the space will be available for lease in August.
Predevelopment is an optional preliminary stage of the city’s planning process that aims to identify potential obstacles a project might face before an applicant files for building permits.
The envisioned concrete tilt-up building would have up to 10 tenant bays, the application says. The interior height of the building would peak at 75 feet, and the eave height would be 30 feet, a preliminary site plan included with the application shows.
The project would include a 70-space parking lot on the east side of the building, along Haven Street.
The site would have vehicle access from Haven Street and Ferry and Main avenues. Main Avenue terminates in a cul-de-sac just east of the Scafco Corp. building, within the Playfair Commerce Park development.
The application says the developer hopes to begin construction on the warehouse project as early as this month.
No contractor is listed for the project. Lawrence B. Stone PPTY Construction LLC was the contractor on the Scafco headquarters and stud plant projects that were completed last year. Those projects include a $5.7 million, 113,600-square-foot manufacturing building and a connected $3.6 million, 24,000-square-foot, two-story office building.
Stone bought 48 acres of the 63-acre former Playfair property for $2.1 million from the city of Spokane in 2010, while the city retained 15 acres on the west end of the property.
Stone said at the time that he planned to move the steel stud plant to the park, although the company’s website still lists Scafco Steel Stud Manufacturing Co.’s main address as its longtime location at 6200 E. Main, in Spokane Valley.
Early concepts of the overall Playfair Commerce Park development included a number of buildings totaling up to 800,000 square feet of floor space.
Scafco Grain Systems, another subsidiary of Scafco Corp., is located at a 5400 E. Broadway, in Spokane Valley. The company is constructing a $3 million building addition there.
