Prominent Spokane developer Lanzce Douglass is constructing an 8-acre recreational vehicle park on Spokane’s North Side, a building permit application information on file with Spokane County shows.
The facility, to be called North Pointe RV Park, will have 123 paved RV spaces with utility hookups, 133 additional single-vehicle parking spaces, and a two-story clubhouse with 4,300 square feet of floor space, site plans show.
Douglass couldn’t be reached for comment.
The project site is located at 10904 N. Newport Highway, north of the U.S. Customs and Border Protection facilities and Knapp Taxi Dermy, near the northeast corner of Nevada Street and the highway.
The permit information lists the clubhouse value at $500,000, but doesn’t list a value of other work planned or under way for the project, including interior driveways, RV pad sites, and other infrastructure.
Lanzce Douglass Investments LLC owns the property, which the Spokane County Assessor’s Office has appraised at $2.5 million.
Douglass’ construction arm, Lanzce G. Douglass Inc., has construction equipment on site and is listed as the contractor on the project. Russell C. Page Architects PS, of Spokane, designed it, and Whipple Consulting Engineers Inc., of Spokane Valley, is the civil engineer on the project.
The county issued building permits for the clubhouse last month. Plans show the clubhouse will have an office, recreation facilities, caretaker’s quarters, and other ancillary uses including a laundry facility and shower area. A permit for initial site work was issued in March, and a permit for a 1,200-square-foot, $47,600 caretaker’s garage was pending as of late last month.
