Regal Plaza shopping center, the new South Hill retail development anchored by a Target department store, has signed four new tenants, and is negotiating an additional lease with a bank, leaving one retail bay left to fill, says Spokane real estate developer Dave Black.
Tenants recently committing to leases include Ezell’s Famous Chicken, Jersey Mike’s Subs, T-Mobile, and Slick Rock Tanning & Spa, Black says. He declines to identify the prospective bank tenant.
Ezell’s Famous Chicken, a Seattle-based franchise operation, will open its first Eastern Washington outlet, Black says. The restaurant will occupy 1,850 square feet of space next to a 12,000-square-foot PetSmart store that opened last month at 4919 S. Regal on the west side of Regal Plaza.
Ezell’s menu includes Southern-style fried chicken, spicy fried chicken, rolls, potato salad, coleslaw, and sweet potato pie.
Ezell’s has 10 other outlets, all in the Seattle-Tacoma area.
Jersey Mike’s Subs, a Manasquan, N.J.-based submarine sandwich chain, has leased 1,650 square feet of space adjacent to Ezell’s. The store specializes in fresh-made, Northeast-style sandwiches with meats sliced to order.
Black says the Jersey Mike’s franchisee also is based in Seattle.
Slick Rock Tanning & Spa, a Post Falls-based tanning salon operator, has leased 2,800 square feet of space that will be between previously announced tenants Anthony’s Beach Café and Supercuts in a three-tenant building at 2912 E. Palouse Highway, near the northwest corner of Regal Plaza.
Slick Rock’s two other outlets are in Post Falls and Coeur d’Alene.
T-Mobile, the Bellevue-based wireless communications retailer and service provider, has leased 1,450 square feet of space adjacent to the planned Cafe Rio restaurant, at 2912 E. Palouse, also near the northwest corner of Regal Plaza.
Black says a bank tenant will lease 2,600 square feet of space next to Café Rio, to fill that three-tenant building.
The only space that remains available in Regal Plaza is a 2,400-square-foot retail bay in the three-tenant structure attached to the north end of the Target store, Black says. The other previously announced tenants there are Mod Pizza restaurant and Sally Beauty, a retail beauty supplier.
The 135,000-square-foot Target store, which takes up much of the northern half of Regal Plaza, opened in July with about 200 mostly part-time employees.
Target, PetSmart, and Anthony’s Beach Café are the only businesses open so far at Regal Plaza, although interior construction and tenant improvements are under way at most of the other retail bays.
Black says he expects all of the newly signed tenants will open between December and February.
