Clark Pacific Real Estate Co., of Spokane, is marketing a planned multitenant retail center on vacant land east of the recently developed WinCo store in Coeur d’Alene.
The envisioned 8,800-square-foot center would have up to five retail bays, says Marshall Clark, president of Clark Pacific.
The 1.2-acre project site is located at 743 and 745 W. Appleway, in Coeur d’Alene, in between a Top of China Café and a Carpet One outlet, which are on the north side of Appleway, east of a Lowe’s home improvement store.
The WinCo store anchors the CrossRoads Coeur d’Alene shopping center, which is on the south side of Appleway, a few blocks west of the project site.
Clark says con-struction could start in the spring, pending commitments from prospective tenants.
“We’re looking for typical small tenants,” Clark says. “We’ve had some activity, but no leases are signed yet.”
Clark says no contractor has been named yet, and the project likely will be put out to bid.
Pardun Properties LLC, of Spokane, owns the project site. Clark says the single-story retail building would be nearly identical in structural design to a retail center the same property owner developed in 2013 at 4902 E. Sprague, in Spokane Valley.
Russell C. Page Architects PS, of Spokane, designed the Valley center.
Thomas and Heike Pardun head Pardun Properties. Previously, they owned Spokane-area Carpet Barn and Cheap Cheap Carpet outlets.
