The Post Falls City Council recently has approved two land-use zoning changes along with the annexation of nearly 90 acres of agricultural land into the city of Post Falls.
Post Falls real estate development company Jacklin Land Co. requested an annexation and a zoning designation of community commercial mixed for the future development of a commercial corridor, says Tag Jacklin, president of Jacklin Land Co.
He says infrastructure improvements soon will begin, which will allow for the construction of Kootenai Classical Academy to begin this fall.
“They’ll be taking up about 11 acres of the property we just brought in. That’s a K-12 public charter and actually Post Falls’ first charter school,” Jacklin asserts. “They’re on a pretty aggressive timeline with a targeted opening in the fall of 2023. That’s why we’re trying to get things going as far as site development work and road, sewer, and water infrastructure in there.”
Jacklin says the company’s master plan envisions the intersection of Idaho Route 41 and Prairie Avenue as a commercial center, and the plan will include residential development adjacent to the commercial corridor.
“The whole live, work, play is part of our master plan concept,” he says. “We know there’s going to be a large population increase out there, and having the commercial core will be a key part of that.”
Jacklin Land Co. also is the developer behind the Riverbend Commerce Park, where the last of 120 lots has recently been sold.
“We’re still there, but as far as developing Riverbend, our job is kind of done. That’s why we’re now shifting our focus to the prairie.”
Jacklin says he expects the city will annex about 500 additional acres within five years, and it will take 15 to 20 years to develop the land.
Post Falls City Council approved a second zoning revision for about 56 acres of land to change from industrial and community commercial services to a community commercial mixed zoning district for Draper, Utah-based Wadsworth Development Group.
Darren Slackman, managing broker at Spokane-based commercial real estate company NAI Black, says Wadsworth plans to develop The Pointe at Post Falls industrial park.
The development site is located west of Baugh Way, north of Interstate 90, and south of Seltice Way, within the planned Pointe Commercial development area, where Walmart and Cabela’s are located.
Slackman says two large speculative industrial buildings—one with 168,000 square feet of space, and the other with 239,000 square feet of space—will be constructed to accommodate distribution and logistics uses.
“This will be the first of its size and kind in the Post Falls area,” Slackman claims. “They’ve already started moving dirt out there, and they plan to be done by the end of next summer.”
