San Francisco-based Newmark Realty Capital Inc. has arranged $6.8 million in permanent financing for an office complex at 12825 E. Mirabeau Parkway, in Spokane Valley, says Demetri Koston, Newmark’s Spokane-based vice president.
The 118,000-square-foot office complex is in the Pinecroft Business Park south of the Spokane River in north central Spokane Valley.
“The owner was interested in taking advantage of low interest rates in today’s capital market,” Koston says.
Washington state Department of Revenue records show Mirabeau Properties LLC, of Denver, bought the property in July for $10.6 million from Mirabeau Spokane LLC, of Kirkland.
Newmark will service the 15-year, fixed-rate loan, which it arranged through a life insurance company.
The complex, which was constructed in 2006, is 90 percent occupied, Koston says.
Tenants there include Servatron Inc., Merchant e-Solutions Inc., and Salesforce.com Inc.
Newmark is a 26-year-old mortgage banking company with regional offices throughout the western U.S. The company currently services more than 1,100 loans with a total value exceeding $9 billion.

Trovato Interiors has leased 7,500 square feet of space at 9919 E. Sprague, where the Spokane Valley home décor store plans to move from smaller quarters at 18 S. Union. Doug Byrd, of Byrd Real Estate Group LLC, and Hank Seipp, of Berkshire Hathaway HomeServices First Look Real Estate, handled the transaction.
Wigs & Things LLC, a Coeur d’Alene wig shop, has leased 1,700 square feet of space at 296 W. Sunset, in the Sunset Village shopping center in Coeur d’Alene, where it has moved from smaller quarters at 412 W. Haycraft. Pat Eberlin, of Kiemle & Hagood Co., and Sonie Combs, of Keller Williams Realty CDA, handled the transaction.
AllianceTel Washington LLC, a Spokane-area MetroPCS wireless communications dealer, has leased 1,700 square feet of space at 6412 N. Nevada. Colin Conway, of Kiemle & Hagood Co., and Stephen Pohl, of NAI Black, handled the transaction.
Express Locations LLC, a Wenatchee-based T-Mobile USA wireless communications dealer, has leased 1,900 square feet of retail space at 4808 E. Sprague for a new Spokane store. Jim Quigley and Tim Kestell, both of Kiemle & Hagood Co, handled the transaction.
Office
Flagstaff IT, a Flagstaff, Ariz.-based information technology company, has leased 300 square feet of space in the Sandalwood Business Center, at 2115 E. Sherman, in Coeur d’Alene, where it plans to open a North Idaho office. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.
Grace Law Center LLC, of Spokane, has bought as an investment a 2,700-square-foot office building at 901 N. Adams. Vic Overholser & Jim Slavin, both of SDS Realty Inc., handled the transaction.

Dickerhoof Nutrition Inc., of Spokane, has bought as an investment a 6,000-square-foot vacant lot at 7500 N. Division. Greg Byrd, of Byrd Real Estate Group LLC, and Ryan Layton, of American Real Estate Associates Inc., handled the transaction.
Chatwin Smith Holdings LLC, of Spokane Valley, has bought as an investment a 4,500-square-foot office building at 13607 E. Sprague that formerly was occupied by Valley Young People’s Clinic.
