Hayden developer Mike Nichols, owner of Quad Park LLC, plans to develop a multitenant flex office complex on four acres of land he bought recently at 3230 to 3370 Quad Park Court, in Post Falls.
Nichols says the contractor, Post Falls-based Steel Structures of America Inc., is working on permitting for the first two buildings planned on the site, and ML Architect & Associates Inc., also of Post Falls, is designing the project.
“We’re trying to put it together,” Nichols says. “We would like to start as soon as we can.”
The property also has room for future phases of commercial development, he says.
Coeur d’Alene-based Coldwell Banker Commercial Schneidmiller Realty broker Craig Hunter, who was involved in the real estate transaction, says the tenant space will be flex space, which he describes as a combination of warehouse, retail, and office space. Each bay will have a 14-foot-high rollup door, he says.
Tenant types might include retail and assembly businesses and trades such as plumbers and electricians, he says.
One of the planned buildings will have three units with 2,300 square feet of space. The other building will have four units with 2,600 square feet of space.
Hunter declines to disclose anticipated construction costs for the development.
Depending on winter weather, the buildings could be ready for tenants by late spring, he says.
While no tenants have committed to the development yet, he says he expects tenant interest to pick up once construction activity starts.
Rob Kannapien and Brenda Burke, both also with Coldwell Banker Commercial Schneidmiller Realty, also were involved in the Quad Park Court land transaction.
Hunter and Kannapien will be the leasing agents for the development.
The development site is in the south portion of former Quad Park softball complex. It’s within a commercially developed area that includes a Walmart store, North Idaho Advanced Care Hospital, and several retail outlets.
Earlier this year, Kevin McCathren, of Spokane, bought the northern 8 acres of the park where he plans to develop an apartment complex.
