Work is expected to start in April on the first two of five planned buildings in a proposed development surrounding Barney’s Harvest Foods grocery store, at 11205 E. Dishman-Mica Road in Spokane Valley, says Clyde Haase, of Spokane-based Haase Landscape Inc.
Haase, who is serving as project manager and planner for the development, known as Ponderosa Village, estimates the project cost to be between $5 million to $6 million, but the final cost will depend on tenant mix and other factors.
The development will include five new buildings with a total of about 35,000 square feet, depending on configuration, on roughly 5 acres of land. Each building will occupy between 5,200 and 6,500 square feet of space and include enough room for up to four tenants. The structures will be built on land surrounding the existing 33,300-square-foot supermarket, which also houses a True Value Co. hardware store within it.
In addition to the construction this spring, one or two more of the five buildings are expected to rise in the fall, he says.
Aside from the buildings, the project includes new parking lots, new landscaping, and signage. Developers also are working with the city of Spokane Valley to add a turn lane into the development and to reduce the speed limit to 35 miles per hour, he says.
Haase says two of the buildings are in the final leasing stages. More than 12 potential tenants have reached out to the development, from startups to national retailers.
Fusion Architecture PLLC, of Liberty Lake, is the architect. A contractor hasn’t been selected yet, but developers are planning to make a decision within a couple of weeks, says Haase.
Tuntland Enterprises LLC owns both Barney’s Harvest Foods and Ponderosa Village LLC, the company developing the commercial complex.
