A Bellevue, Wash.-based project consultant has submitted preliminary plans to the city of Spokane regarding a proposed office building at 6830 N. Nevada, just north of the Lyons Park Car Wash Plaza.
Predevelopment paperwork on file with the city shows plans for a single-story, 18,816-square-foot office building and a 77-stall parking lot. The plans list the project’s estimated construction cost as $2.5 million.
According to the Spokane County Assessor’s Office records, the 1.26-acre project site is owned by Spokane-based Nevada Towers LLC.
Tim Nelson, of Bellevue-based commercial real estate firm Nelson Realty Advisors LLC, is the predevelopment applicant.
A predevelopment application initiates the city’s planning process.
While the company has met with the city to discuss plans for an office building at the site, design and construction plans haven’t been finalized and a tenant has yet to be secured, Nelson says in an email response to a Journal inquiry about the project.
Nelson says that should plans for the project proceed to the construction phase, Nelson Realty Advisors likely would act as its own general contractor.
Nevada Towers, which is owned by Donald and JoAnn Mattson, of Mead, developed in 2008 a 10,900-square-foot multitenant retail building at 6704 N. Nevada, which is just south of the Car Wash Plaza.
