A new 326-unit apartment complex to be named Woodland Meadows is planned in Post Falls on an 18-acre site formerly owned by Idaho Veneer Co., city of Post Falls building permit records show.
So far, permits with a total construction value of about $4.4 million have been issued for three 20-unit buildings to be erected at on the 1100 block of east Fourth Avenue.
The buildings are the first of eight planned in phase one of the development, which is planned in two phases.
John Manley, planning manager for the city of Post Falls, says, “This project is planned to take place in two phases, with phase one including the construction of 162 units, while phase two will include construction of the remaining 164 units.”
If buildings in both phases are of comparable construction value, the total value of the planned apartment buildings would be more than $23 million, not including garages and other amenities.
The developer and contractor for the development is listed as Spokane-based A&A Construction & Development Inc., a longtime Spokane apartment developer. Representatives of A&A Construction couldn’t be reached immediately for comment.
Manley says preliminary plans for the first phase list construction of eight apartment buildings that are a mixture of two and three stories. He says seven of the buildings will include 20 apartment units, while the eighth building will include 22 units.
Units are planned to range in size from 600-square-foot studio apartments to 1,100-square-foot three-bedroom apartments, he says.
Manley says the first phase also will include construction of five covered parking garages: one eight-stall garage, two 10-stall garages, one 12-stall garage, and one 20-stall garage. He says plans for phase one also show construction of a leasing office and playground area.
He says plans for phase two of construction show the living units will be divided among eight apartment buildings—seven with 20 units each, and one with 24 units.
A&A Construction also plans to construct City View Apartments, a 144-unit apartment complex in west Spokane, at 1403 S. Assembly Road. Building permit applications for that $10 million project are under plan review by the city of Spokane.
