Douglass Properties, the company owned by prominent Spokane real estate magnate Harlan Douglass, is planning to develop a $6 million, three-building office warehouse complex in north Spokane’s Nevada Lidgerwood neighborhood.
The project site is on 4.5 acres of land at 6510 N. Lidgerwood, which is at the southeast corner of Lidgerwood Street and Lyons Avenue. The site is just west of the neighboring Lighthouse for the Blind facility and a block east of the Sportsman’s Warehouse sporting goods store.
Douglass Properties has submitted a predevelopment application, which triggers the start of the city’s planning process regarding the complex. Steve Krum, construction manager at Douglass Properties, says the company plans to submit building permit applications by early April.
The site, which is zoned for general commercial land uses, currently is vacant.
Harlan Properties, acting as its own contractor, hopes to break ground on the project by early summer, Krum says.
Site plans show the complex, to be called Lyons & Lidgerwood, will have two buildings each with roughly 20,300 square feet of floor space, and another building with about 18,300 square feet of space.
Krum says no tenants are lined up yet for the Lyons & Lidgerwood complex, and each building can be configured for multiple tenants.
Architectural Ventures, of Spokane Valley, is designing the project.
Environmental documents, also filed with the city, say the buildings will be 35 feet tall, with cultured stone and metal exteriors.
Site plans show the complex will have 141 parking spaces, including six accessible spaces. The complex also will have 15 off-street loading spaces, each six feet wide by 30 feet long.
The complex will provide access and egress onto both Lyons and Lidgerwood, site plans show.
Douglass Properties, which develops and leases multifamily, commercial, and storage properties, also is constructing a $1.3 million 21,100-square-foot multitenant office-warehouse structure, which is nearly complete, at 825 E. Houston, on the block north of the company’s headquarters.
Other current Douglass Properties projects include the $9.3 million, 126-unit Sprague Apartments, in Spokane Valley, and the $4 million Market Street Storage Complex, which is expected to open in May at the former site of the Mann Center, in Hillyard.
