Pullman-based Corporate Pointe Developers LLC plans to build the first privately developed student housing on Washington State University’s main campus in Pullman.
Located on 22 acres on the southeast corner of Terra View Drive and North Fairway Drive, in Pullman, next to the WSU Recreation Center, the development, dubbed University Crossing, promises a mix of condominiums, apartments, townhomes, commercial, and retail space, says Duane Brelsford, president and managing member of Corporate Pointe Developers.
The project is located on land the university leased to the developer, says Ned Warnick, principal of Spokane-based Design West Architects PA, which is designing the project.
Overlooking the Palouse Ridge Golf Course, the condos will be marketed toward former WSU students and will occupy 3.5 acres of the property. It will be a gated community, with underground parking, says Brelsford.
The remaining 17 acres will be dedicated to over 500 apartments and townhome-style living units, he says. Up to 100 of those will be three- and four-bedroom townhomes with garages, Brelsford says. The apartments will be a mix of one-, two-, and three-bedroom units dedicated to student housing.
Warnick adds the apartments will have in-suite bathrooms and walk-in closets in every bedroom.
Brelsford says there will be seven or eight apartment buildings and a total of 1,170 bedrooms between the apartments and townhome-style rentals.
Spokane-based Baker Construction & Development Inc. is performing the preconstruction work, Brelsford says. The project will be sent out to bid in January or February, he adds.
The project is being financed through national lenders, Brelsford says. He declines to disclose a preliminary construction cost estimate, but says he anticipates finalizing that within the next 90 days.
The project also will include up to 40,000 square feet of commercial space, which is expected to include a grocery store.
Warnick says there will be a 12,000-square-foot community building that will hold a swimming pool, larger gym, and the administration offices for the complex. Brelsford adds the building will also have a secure package delivery room.
Each apartment building will have coworking-style study areas and laundry facilities, he says, and multiple smaller workout facilities will be scattered throughout the development.
Brelsford says a number of the amenities were determined through surveys and marketing efforts with WSU students, who expressed a need for safe package-holding areas and smaller workout facilities.
He adds the project ostensibly will happen in two phases, with a break over the winter months. Site work will begin as soon as weather allows next spring.
Once work begins, he estimates it will take 12 to 18 months to complete phase one, and another 12 to 14 months for phase two.
