A Southern California-based developer wants to build a more than 200-space manufactured home park in Spokane’s Latah Creek area.
The development company, Laguna Canyon Group LLC, has submitted a predevelopment application with the city of Spokane for an age-restricted mobile home community on 43 acres of land between west Thorpe and Cheney-Spokane roads, about 1.5 miles south of Interstate 90 via U.S. 195.
The proposed development is referred to as 3504 S. Inland Empire Way Community Park on the predevelopment application. With south Marshall Road serving as the park’s western border, the application describes plans for a 237-space mobile home park for residents age 55 and up.
The project doesn’t list an estimated cost.
In accompanying documents, however, the developers reference the nearby Sunny Creek Community, a land-lease manufactured home park, as an example of their possible intentions.
The price range of those homes is listed as between $69,900 to $119,990. The square footage of homes ranges from 1,075 to 2,200 square feet.
Since 1924, the parcel of land at 3504 S. Inland Empire Way has served as AA Wrecking and later AA Auto Salvage. Laguna Canyon Group acquired the property late last year. Bette R. Simmons, who owned the business her father founded, sold the property to Laguna Canyon Group.
The property consists of two parcels of land with a combined assessed value of $235,600, according to Spokane County Assessor’s records.
William Nascimento, listed as the property owner on public documents, says the company still isn’t sure how it wants to develop the Latah Valley site.
“We don’t have a concrete plan in place,” says Nascimento, who declines to comment further.
Preliminary site plans indicate most homes will have factory-built decks and front entry, according to the application. Homes next to a green belt are expected to be installed with the home front facing the green belt and the garage at the street side.
