Longtime Spokane real estate developer Harlan Douglass has set his sights on his next big development, a 19-building, 1.52 million-square-foot industrial complex on the West Plains.
Located at 5400 S. Thomas Mallen Road, the project site is just east of Amazon.com Inc.’s new 2.6 million-square-foot fulfillment center that’s expected to open later this year.
Preliminary site plans filed with Spokane County show six buildings at 80,000 square feet apiece, four buildings at 75,000 square feet apiece, three at 64,000 square feet each, two at 96,000 square feet each, and one each at 112,000 square feet, 88,000 square feet, 50,000 square feet, and 60,000 square feet.
A representative of Douglass Properties couldn’t be reached immediately for comment.
Architectural Ventures, of Spokane Valley, is listed as the project architect. No contractor is indicated on the plans, though Douglass Properties often acts as its own contractor.
Douglass bought the 122.5-acre property in mid-December for $11.7 million, according to the Spokane County Assessor’s records.
The project is currently in the preapplication stage and is under review by Spokane County.
No development timeline is indicated on the plans.
The plans show three wetlands totaling just under an acre are on the property, as well as drainage ponds. Two of the wetlands will be given a 50-foot buffer, while one wetland area will be given a 150-foot buffer.
Elsewhere on the West Plains, Douglass is building a $6.2 million self-storage facility that will include an office building and 14 storage buildings. That project is located at 8620 U.S. 2, north of the Spokane International Airport.
