
Garco Construction Inc. is expected to top out the 18 story Thomas George condominium project in Coeur d’Alene before month-end.
| Anderl Real Estate & DevelopmentThe Thomas George luxury high-rise condominium ascending in the Coeur d’Alene skyline is expected to be completed, with residents moving in this year, says Hayden Anderl, the sales agent for Anderl Real Estate & Development.
The 18-story, 60-unit project is located at 116 S. Third, about a block northeast of the Coeur d’Alene Resort.
“We just poured the 17th floor and should be topped out by the end of March,” says Hayden Anderl, who is also a Realtor with Coeur d’Alene-based Coldwell Banker Schneidmiller Realty.
Garco Construction Inc., of Spokane, is the contractor on the project, and Miller Stauffer Architects PA, of Coeur d’Alene, designed it. The Spokane office of DCI Engineers is providing engineering services.
Condo units range in size from just under 800 square feet up to 3,000 square feet, with the largest units on upper floors. Executive suites on the 15th and 16th floors will have up to 2,400 square feet of floor space, and penthouse suites on the 17th and 18th floors will have up to 3,000 square feet of space, Anderl confirms.
He declines to disclose the construction cost of the project, but says he has sales commitments totaling over $94 million as 43 of the units are sold.
Sales prices have ranged from under $800,000 to about $4 million, but prices for remaining units range from $2 million to around $2.5 million each, he says.
The development company behind the project is Front Row Properties LLC, of Coeur d’Alene. Front Row is governed by Clifford Findlay, John Magnuson, and Anderl’s father, Tom.
The Thomas George will have five levels of parking, with two below grade, and all units will have two garage parking spaces. Parking will be accessible from Third Street, and the main floor lobby will have a covered drive-thru area for people to be dropped off or picked up.
The street level will have two 1,500-square-foot commercial spaces facing Front Avenue. Anderl says he’s working with a coffee shop to occupy one of the spaces, and he envisions a high-end restaurant and bar in the other space.
Anderl says the third floor of the building will have community spaces, with a pool, gym, and golf simulator planned.
