The former Spokane Roofing Co. property at 130 E. Sprague is being demolished to make way for a new primary care health clinic at the site.
Community Health Association of Spokane is planning a collaborative partnership clinic with Frontier Behavioral Health where the commercial roofing business once operated in a two-story, 6,100-square-foot building, a couple of blocks east of downtown Spokane.
The clinic will link patients of Frontier Behavioral Health to primary care providers and connect CHAS Health patients to mental health treatment, says Carla Savalli, public information officer of Frontier Behavioral Health.
CHAS Health will lease the new building from Frontier Behavioral Health, which owns the 16,000-square-foot lot at the southeast corner of East Sprague Avenue and South Cowley Street, Savalli explains.
Spokane Roofing Co. has relocated to offices at the Liberty Lake Portal business center, at 24303 E. Mission, in Liberty Lake, according to the company's website. Representatives of Spokane Roofing Co. couldn't be reached immediately for comment.
Construction of the CHAS/Frontier clinic is estimated to cost up to $6.8 million, according to a predevelopment building application submitted by Spokane-based ALSC Architects PS, which is the project architect.
Spokane-based Rob's Demolition Inc. is the contractor for the demolition of the 66-year-old structure and an outbuilding at the site. Bouten Construction Co., of Spokane, is the contractor for grading and site preparation work, permit information shows.
The proposed clinic will be over 60% larger than the former roofing company structure. The new building will have a 9,400-square-foot main level and a lower level of 500 square feet, site plans show.
The clinic's main entrance will abut a loading zone and a handful of parking spaces facing First Avenue.
Interior design plans call for eight exam rooms of about 100 square feet in size each, an 800-square-foot waiting area, a 660-square-foot staff breakroom, a 655-square-foot pharmacy, and a 245-square-foot reception space.
The clinic also will have seven 100-square-foot outpatient rooms for behavioral health and other health care uses, bathrooms, a storage room, a small call center, and other flexible office spaces, according to planning documents.
Three storage areas and mechanical equipment rooms will be located on the clinic's lower level.
Frontier Behavioral Health purchased the former roofing company property in July 2023 for $1.21 million from Randall Gillingham, of Spokane, according to Washington state tax records.
CHAS Health provides medical, dental, behavioral health, and pharmacy care and operates about 25 locations across Spokane, Spokane Valley, Deer Park, and Cheney, as well as Clarkston, Washington, and Lewiston and Moscow, Idaho.
Frontier Behavioral Health provides behavioral health care and related services to people of all ages through collaboration with community partners. The nonprofit has 17 locations in Spokane County, including five locations on Sprague Avenue where it offers community treatment, homeless outreach and stabilization programs, and outpatient behavioral therapy, according to the provider's website.
