A commercial retail store and gas station with four pumps is planned on the southeast corner of Francis Avenue and Market Street in East Spokane, a pre-development application filed with the City of Spokane shows.
The $1.5 million project is being designed by Spokane-based Bernardo Wills Architects PC. A contractor for the project has not yet been determined, according to records on file.
The envisioned Francis & Market Commercial Retail Building is planned on a collection of five parcels of land grouped together and encompassing the majority of the city block. According to the Spokane County Assessor’s office, the five parcels total 1.48 acres and are owned by Ziesmer RA&K.
According to details in the pre-development conference, the project includes demolition of existing structures, site grading, curbing, installation of utilities, and laying down asphalt to support the development of a 4,700-square-foot commercial retail building and an island with four fuel pumps and canopy.
On the portion of the property bordered by Decatur Avenue and Market Street, future development plans include the construction of a dual-lane drive-through coffee shop or an automotive service station, application details show.
According to site plans on record with the City of Spokane, the automotive lube service station would encompass 2,300 square feet of land. The potential 1,000-square-foot drive-through coffee stand would be accessible through Market Street and Decatur Avenue. In total, up to 35 parking stalls are envisioned.
