A new grocery store is being planned in East Spokane, a pre-development conference application on file with the city shows.
The 14,000-square-foot store will be constructed on two parcels of vacant land at 3907 and 3911 E. Sprague, between Freya Street and Havana Street, next to The Tire Store outlet and across Sprague from the Premera Blue Cross campus.
Rex Anderson, of Spokane-based Fusion Architecture PLLC, is listed as the architect for the project, which is dubbed Sprague Grocery.
Anderson declines to comment on the project.
The project has an estimated construction value of $5 million, the application shows.
While details on the project currently are sparse, the site plan shows about 9,000 square feet of the building will be used as the sale floor and 1,700 square feet will be allocated to a kitchen and baking area. The remaining space will consist of an office, a stock room, and an employee area.
Site plans show a parking lot on the east side of the building with 25 parking stalls. A loading zone with five parking stalls is situated on the west side of the building.
The two parcels, which total less than an acre of land, are owned by Stanley and Karina Jochim, who acquired the properties in 2021 for $350,000 combined, Spokane County Assessor’s Office records show.
