Over 940 living units are envisioned in five multifamily projects in Spokane County with a combined construction value of $131 million.
In the Garland District of northwest Spokane, developer Jordan Tampien says he intends to file building permit applications for a 44-unit, $6 million complex this month, pending environmental approval. As scheduled, crews likely will break ground at the site at the southeast corner of Monroe Street and Walton Avenue in June and finish construction in April 2025.
T.W. Clark Construction LLC, of Spokane Valley, is the contractor and Spokane-based Press Architecture LLC designed the complex.
About 2 miles southeast of there, developer Chris Batten, owner of RenCorp Realty LLC, says permit applications were filed in January for the 260-unit NoDo Spokane multifamily development in order to have the project under review ahead of changes to the city of Spokane's building codes and general facility charges this year.
The estimated construction value is over $37 million for the 10-building complex, permit information shows. Batten says the projected value likely will rise by the time construction begins, due to climbing development costs.
The NoDo property is located on two city blocks, at 115 and 127 W. Mission, south of Mission Avenue, and west of Division Street, in the Emerson Garfield neighborhood.
NoDo West will have six multifamily buildings and NoDo East will have three apartment buildings and a 41,700-square-foot parking structure, permit information shows. A separate 24-unit building will be located south of Sinto Avenue, at 1335 N. Normandie, says Batten. The standalone structure is valued at about $3.2 million.
Spokane-based OlsonProjects PLLC designed the project and the Spokane office of Great Falls, Montana-based TD&H Engineering, is providing engineering services. A contractor hasn't been selected yet, Batten says.
In Spokane Valley, permits will soon be filed for a $39 million, 259-unit apartment project dubbed Centennial Lofts, says Sam Shastany, senior project manager at the Spokane office of DCI Engineers.
Fortune Design & Development, an American Fork, Utah-based real estate investment company, purchased 5 acres of vacant land at the site for $2.1 million in 2020, tax information shows.
Centennial Lofts will be a five-story, 272,800-square-foot structure located at 1215 N. Flora, in Spokane Valley, less than a mile east of the Mirabeau Park Hotel & Convention Center.
Spokane-based Bouten Construction Co. is the contractor, and Ted Trout Architecture & Associates Ltd., of Houston, is the project architect, permit information shows.
Levi Basinger, associate planner with the city of Spokane Valley, says a review of Centennial Lofts' environmental application was completed in December. The next step relies on developers to file a permit application, Basinger says.
