Work on the next phase of the Euclid Logistics Center is slated to begin this month, adding a second, 120,000-square-foot facility to the center located within the Spokane Business & Industrial Park.
The second phase of the project includes a concrete tilt-up warehouse located next to the recently completed phase-one building, says Dean Stuart, vice president of Crown West Realty LLC, which owns and operates the big industrial park.
The Euclid Logistics Center is at the southeast section of the business park, on the northwest corner of Euclid Avenue and Flora Road.
Stuart says the planned project currently is going through the permitting process with the city of Spokane Valley.
Work on the second phase, which has an estimated construction value of $6.7 million, is expected to be completed next spring.
Spokane Valley-based Divcon Inc. is the general contractor on the project, and Russell C. Page Architects PS, of Spokane, designed it. The same design-build team worked on the first phase.
Phase one has been fully leased, says Stuart. About 50,000-square-feet has been leased to Commonwealth Handling Equipment Pool, a division of Sydney, Australia-based Brambles Ltd., which offers pallets, crates, and other containers. According to the company website, two other Commonwealth facilities are located in North America: one in Ontario, Canada, and another in Georgia.
About 25,000 square feet has been leased by Inland Empire Distribution Systems Inc., which does business as IEDS Logistics, to expand its space, he says. IEDS Logistics is currently located in Building 32 of the Spokane Business & Industrial Park, at 3808 N. Sullivan Road.
Although Stuart declines to disclose the identity of the third tenant, building permit information on file with the city of Spokane Valley show the third tenant, which occupies roughly 45,000 square feet, is a Home Depot “market delivery operations” facility. A market delivery operations facility is a fulfillment center that handles delivery of large and bulky items to nearby retail stores, according to Atlanta-based The Home Depot Inc.’s website.
In total, the Euclid Logistics Center is expected to have about 500,000 square feet of warehouse space upon completion. Stuart says two more phases are scheduled. Phase three likely will have about 120,000 square feet of space, while the lot slated for phase four is slightly bigger, he says, so it can host a roughly 140,000-square-foot warehouse.
The park has seen an increase in activity, which is accelerating the construction schedule for the development. He says it’s likely the final two phases could be completed in two to four years.
“Businesses here, even though the whole COVID pandemic, seem to be operating at a high degree of capacity,” says Stuart. “We’re adding space to the menu of options that we’ve already got out here.”
Phases three and four will be located on the east side of Industrial Park Fifth Street, he adds, while the first and second phases are located on the west side of the road.
The Spokane Business & Industrial Park is a nearly 5 million-square-foot industrial park located at 3808 N. Sullivan Road in Spokane Valley. It is the largest industrial park in the Spokane region.
