Planning is underway for three multifamily development projects in Spokane with a combined, estimated cost of $11.4 million, pre-development records on file with the city show.
In North Spokane, a three-story, 27-unit apartment building is expected to occupy the almost half-acre site at 6228 N. Lidgerwood, just south of East Francis Avenue.
“It’s going to be a combination of studios, one-bedrooms, and two-bedrooms,” says Ryan Towner, of Spokane-based LT Real Estate Investments LLC.
The estimated cost of the project is $4.4 million, according to pre-development information. A preliminary site plan shows 21 on-site parking spots, as well as street parking.
Towner says that construction is expected to begin by the end of this year.
“The goal for us is to provide additional housing,” Towner says. “There’s been a push to increase the housing supply in Spokane.”
Spokane-based Bernardo Wills is listed as the architect for the project, and Kodiak General Contracting, of Millwood, is listed as the contractor. Towner, Dallas Lightner, and Derek Raivio, of LT Real Estate, are developers for the project.
Across town, two projects are being planned on the South Hill.
An estimated $6 million project has been proposed for 3227 E. 53rd, west of the South Freya Street-Palouse Highway intersection, a pre-development application shows.
The project, titled Palouse Landing on 53rd, will be completed in two phases, according to pre-development information. The first phase will include the construction of eight four-plex structures, and 32 additional units will be built on the remainder of the nearly 5-acre parcel in the second phase.
Will Clark, of Spokane Valley, says he’s in the process of purchasing the site, although he declines to comment further about the project.
Spokane-based engineering company Storhaug Engineering Inc. created the site plan for the project.
At 1517 S. Grand Blvd., about a block north of Manito Park, planning has begun for a proposed three-story, six-plex structure.
Pre-development information calls for the demolition of an existing house to make way for the new structure. The project value is estimated at $1 million.
Matt Hutchins, of Seattle-based CAST Architecture, says each of the six units will have 950 square feet of living space and include two bedrooms, two bathrooms, and two porches.
Work on the project is expected to begin in August and wrap up in spring 2024, Hutchins says.
