Vandervert Development LLC, of Spokane, plans to develop a $9 million office complex on a 6.2-acre parcel behind the ShopKo store at Northpointe Plaza on Spokanes North Side, says Dick Vandervert, president of the development company.
The proposed four-story complex, which is to be called Northpointe Office Building, will include a total of 90,000 square feet of floor space, says Vandervert, a prominent Spokane developer and builder. He says the brick building, which will feature a distinctive glass entrance and a generous number of windows throughout the rest of the structure, is expected to attract tenants such as insurance companies and law offices.
Vandervert Development, which is the development arm of Vandervert Construction, already is seeking tenants for the proposed office structure, and Vandervert says the company must secure tenants for about 45,000 square feet of floor space in the building before it can arrange financing to build the structure.
Vandervert Development is talking with a handful of prospective tenants, one of which may lease about 40,000 square feet of space in the building, Vandervert says. Another potential tenant is looking at taking about 12,000 square feet of space.
Its unclear when construction of the office complex will begin. Vandervert says, however, that once a few large tenants have been signed, the company will apply for building permits.
If demand for office space exceeds the amount of space available in the building, Vandervert Development owns enough adjacent land to build a second 90,000-square-foot office building there, Vandervert says.
Russell Page Architects, of Spokane, designed Northpointe Office Building, and Vandervert Construction will be the general contractor for the project.
