Spokane developers Walt and Karen Worthy wont be slowing down much once they finish a lavish restoration of the Davenport Hotel this spring. Walt Worthy says the couple plans to begin construction this summer on another big office building and parking garage at their sprawling Rock Pointe Corporate Center just north of downtown.
The newest structurethe fifth office building in the complex, located northeast of Boone Avenue and Washington Streetis expected to have between 150,000 and 200,000 square feet of floor space on five levels, Worthy says. The project also will include construction of a parking garage that will hold about 600 to 700 cars, he says.
With the addition of the new building, Rock Pointe will have between 750,000 and 800,000 square feet of office space, making it one of the largest developments of its kind in Washington state, Worthy says.
The new structure will be built east of the developments current buildings, on property that formerly housed Weinstein Beverage Co., a 7UP distributor. Worthy Enterprises Inc., the Worthys development company, bought the property in 2000 and razed the building Weinstein had used there. The property since has been used for surface parking for the Rock Pointe complex.
Worthy says he doesnt have commitments from tenants for the new office building, but the rest of the complex is reasonably full, in the high 90s (percent of occupancy), and that he anticipates there will be demand for the new space.
The new building will have the same glass-skin exterior look as the other buildings at Rock Pointe, he says.
Worthy says he plans eventually to build one more building at Rock Pointe after the coming project is completed. That future building would complete the complex, much of which overlooks downtown Spokane from a rock bluff a few blocks north of the Spokane River.
The Worthys launched the development in 1986, and built the four structures there in phases. The most recent addition was Rock Pointe East, which was completed in 1998. The Worthys havent yet named the building that theyll start this summer.
The couple bought the venerable Davenport Hotel in 2000 and launched a multimillion-dollar upgrade of the venerable Spokane landmark, Worthy says. The Davenport is expected to reopen in mid-year.
