A Bellingham, Washington-based real estate investment company has bought the 93,000-square-foot commercial portion of the mixed-use Village at Riverstone, in Coeur d’Alene.
The company, All Terr LLC, purchased the property from Coeur d'Alene-based Idaho Retail LLC, says Casey Brazil, of Kiemle Hagood. Brazil declines to disclose a sales price.
Idaho Retail is headed by Spokane real estate developer John Stone.
Brazil, along with Chris Schreiber, Pat Eberlin, and Cheryl Klein, all of Kiemle Hagood, handled the transaction.
All Terr LLC is governed by Ryan Allsop, co-president of Allsop Inc., a consumer electronics accessories company, according to Idaho Secretary of State records.
The Village at Riverstone, located at 2187 N. Main, in Coeur d'Alene, was developed over a period of two decades by Stone to the tune of roughly $450 million. The urban village boasts multiple buildings, a trail, and a park across 160 acres.
Only the retail portion of the property was included in the transaction; it didn't include the upper levels, which house residences, says Brazil. The sale included buildings A, B, and C of the center, which are located at 2050, 2051, and 2151 N. Main, respectively, says Brazil. Current tenants of those structures include retailers Buckle, Spice & Tea Exchange, Cork & Tap, and Artworks Coeur d'Alene. Services located in the buildings include Sola Salon, Haven Real Estate, Alliance Title & Escrow Corp., and Empire Eye Physicians.
Building D, which is occupied by Regal Entertainment Group cinemas, wasn't included in the transaction.
Riverstone is home to 132 village condos and 58 water condos, according to a property flyer posted by Kiemle Hagood. Also located in the village is over 200 apartments, a Hampton Inn, Springhill Suites, and Holiday Inn Express, in addition to several stand-alone restaurants.
