Pacific Security Cos., of Spokane, has begun constructing an office and retail building on the south side of Cataldo about a half-block west of Division.
The 6,200-square-foot building, which is to be called the Cataldo Commercial Center, is expected to be completed by next May, says Jim Orcutt, a real estate agent at Tomlinson Black Commercial Inc., of Spokane, who will market the building for Pacific Security. The new structure is being built on a half-acre site just west of a Maid oClover Chevron station that fronts on Division.
Orcutt says the single-story structure was designed so that it can accommodate either a single tenant or several smaller ones, depending on tenants needs. No tenants have been secured for the building, which Orcutt says may include a mixture of retail and office uses.
Pacific Security, which will own the building after its constructed, is acting as general contractor on the project and is hiring subcontractors to do the work. Designed by GLA Architecture & Urban Design, of Spokane, the concrete-block structure will have a stucco-like exterior. The project is expected to cost about $700,000, including the cost of the land.
Separately, Pacific Security still hopes to develop another office building nearby, on the north bank of the Spokane River, between the IBM and Pier One buildings on North River Drive, says Kevin Guthrie, a vice president at the company. Initial plans for that project called for a four-story, 40,000-square-foot office building on a 1.3-acre site, but Guthrie says those plans could change.
