Hanson Industries Inc., of Spokane, has bought 113 acres of vacant land along Interstate 90 on the Idaho side of the Washington-Idaho state line, and has commissioned a study to determine the best use of the land, says Bob Boyle, the companys vice president.
The property is located south of Interstate 90, north of the Spokane River, and west of Jacklin Seed Co. Inland Pacific Engineering Co.s Coeur dAlene office is conducting the study, and Boyle says he expects to have a better idea of possible uses for the property by this spring.
Hanson Industries bought the land from N.A. Degerstrom Inc., of Spokane, and Acme Materials & Construction Co., of Spokane, Boyle says.
The comprehensive plan for Post Falls calls for commercial or light-industrial use of the property, city planner Collin Coles says. The land isnt in Post Falls, but its close enough to the city limits to be included in the citys comprehensive plan, he says.
Its located a short distance from Jacklin Seed Co.s agricultural buildings and corporate offices, the 300-acre Riverbend Commerce Park, and the Prime Outlets at Post Falls retail center.
Boyle says Hanson Industries has a few other interests in North Idaho. The company owns about 75 acres of vacant land off Greensferry Road, less than a mile west of Rathdrum, and about 70 residential lots in two Spirit Lake, Idaho, new-home subdivisions.
The land along I-90 is about the same acreage as that set aside for all of Hanson Industries planned retail developments near the Spokane Valley Mall.
Hanson Industries owns 112 acres east and west of the mall and plans to develop more than 1 million square feet of retail space on that land over the next 10 years.
The company already has developed about 110,000 square feet of retail space at Market Pointe I, a development just east of the Spokane Valley Mall on Indiana Avenue. A Gart Sporting Goods store, a Circuit City consumer-electronics store, and a Barnes & Noble bookstore have opened there, and a Staples office-supply store is under construction.
