Developers are moving forward with an apartment complex on a long-planned commercial development site on Spokane’s South Hill, where a KXLY-TV transmitter tower previously stood for decades.
Located at 5222 S. Regal, the new $60 million-plus apartment project, dubbed the Radio Park Apartments, includes two four-story multifamily complexes and two four-story parking garages with an eventual total of 307 living units and 496 parking stalls, according to plans filed with the city of Spokane.
A building permit application has been filed for the project with the city of Spokane, but permits hadn’t been issued for the project as of the Journal’s press time.
Phase one, the first of the two four-story structures, is valued at $32 million, according to a permit application on file with the city of Spokane. The apartment building is planned to be over 180,100 square feet, while the parking garage is planned to be 84,320 square feet.
The first phase will have 153 living units.
Southgate Neighborhood Council meeting minutes note the building will be a “Texas doughnut” style, in which the parking garage will be in the interior portion of the first phase, while the residential part of the project will wrap around it in an effort to be more visually pleasing from street fronts.
Yost Gallagher Construction LLC, of Spokane, is the contractor on the project. Bernardo|Wills Architects PC, also of Spokane, designed it.
Radio Park LLC, which is helmed by Carl Guenzel, of Spokane-based commercial real estate brokerage Kiemle Hagood, acquired the property in late 2017. Guenzel didn’t respond to requests for comment.
Draft site plans show the project also is intended to include walking paths through the development, and courtyards at each apartment complex. Each parking garage will accommodate 248 parking stalls, according to the site plans.
The second phase apartment complex is planned to have 154 units, plans show.
The two apartment structures are intended to anchor a development that will include four additional commercial structures, planning documents show.
The development is part of the Southgate District Center, a collection of commercial properties located at the intersection of Palouse Highway and Regal Street. Regal Plaza, the 15-acre shopping center anchored by a Target store, was the first of the three properties to be developed.
