Spokane developer Rob Brewster Jr. says he has revised his plans for the $22 million Havermale Park mixed-use development at the east end of downtown to include a possible 22- or 23-story high-rise building.
As envisioned, the tower would include about 20,000 square feet of retail space, 25,000 square feet of office space, five levels of above-ground parking, and about 150 apartments on the upper floors. It would be a reinforced-concrete structure with a brick-and-glass exterior and balconies, Brewster says.
It would be located on a large parking lot next to several older buildings that Brewster bought last year and has begun to renovate as part of the Havermale Park project. The buildings are located at the east end of a city block bordered by Riverside and Sprague avenues and Browne and Bernard streets.
When completed, the overall developmentcounting new and rehabilitated spaceis expected to include nearly 42,000 square feet of retail space, 49,000 square feet of office space, and 211 apartments, assuming the tower is constructed.
Previous plans for the project had called for construction of a couple of five-story buildings on the site where the high-rise now is proposed, Brewster says. However, the cost of developing underground parking to serve the project turned out to be prohibitively expensive, which led to the decision basically to try to stack those buildings on top of some above-ground parking, he says.
As of now were just kicking it around, and continuing to do some cost analysis, Brewster says. He says he doesnt know when work on the tower might begin, except that it wouldnt be until after much of the renovation and leasing of the older buildings has been completed.
That could be several years from now, or possibly sooner, based on recent signs that demand for downtown space is improving, he says.
The buildings bought by Brewster include the 27,000-square-foot Alger-Bristol Hotel Building, the 13,000-square-foot National Building, and the Mearow Block, Hale Block, and Bear Frame & Axle Garage.
ConoverBond Development LLC, the Spokane-based company through which Brewster is developing the project, announced recently that Lutheran Community Services Northwest will lease 22,000 square feet of floor space in the Alger-Bristol building. It earlier had said that ComedySportz, an improvisational comedy group, will be an anchor tenant at Havermale Park.
