Coeur dAlene developer Marshall Chesrown plans to build a $125 million lake-estate development at Lake Coeur dAlenes Sun Up Bay, which is just south of his exclusive Black Rock development in North Idaho.
Chesrowns Ridge at Sun Up Bay development is expected to have 33 homes, which he says will be designed for estate living and will be spread out over 250 acres of undeveloped land.
Even though no construction or site work has been done on the project yet, interest in it is strong from potential customers across the country, Chesrown says.
We already have a waiting list, he asserts. The demand for waterfront property is like anywhere else in the country. Its high because once its gone, its gone.
Chesrown hopes to start work on the development later this year, pending the projects approval by Kootenai County.
The average home at Ridge at Sun Up Bay will be priced at between $3 million and $5 million, Chesrown says. The homes will be big, averaging about 8,000 square feet of floor space, and they will be built on large parcels of land with lots ranging in size from about four acres to 15 acres.
Each individual property will have water access, Chesrown says. Overall, it will be an interesting development.
He says he has no plans to build a marina at Sun Up Bay, but the development will have a trail system and possibly a park area.
Ridge at Sun Up Bay will be a gated community, similar to Black Rock, an upscale golf community thats located at Rockford Bay.
Chesrown started developing Black Rock about five years ago.
Its touted to be the most expensive residential project ever developed in the Inland Northwest, with a value that could reach $500 million by the time its finished, Chesrown says.
When its completed, that project will have 375 homes, Chesrown says.
To date more than 50 homes and cabins, an exclusive 18-hole golf course, and a palatial clubhouse have been built.
About three-quarters of Black Rocks available lots have been sold or spoken for, he says.
