An affiliate of Rudeen Development LLC, the Spokane apartment developer that built the big Beau-Rivage complex on Upriver Drive, has received approval from the city of Spokane Valley to build a nine-building, 108-unit complex in the Dishman area.
The project, which is expected to cost about $7.2 million, is slated to get under way by May and be done in January, says Kevin Rudeen, owner of Rudeen Development.
The nine-building complex will be located at 10009 E. Seventh, near the intersection of Seventh and Woodruff Road, a few blocks east of Dishman-Mica Road.
Each of the buildings there will have three stories and contain 12 apartments. The units will range in size from an average of about 1,100 square feet in the largest structure to about 830 square feet in the smaller buildings.
The initial application for the project was filed about a year ago by WAM Enterprises Inc., of Spokane, which guided the project through the city of Spokane Valley permitting process before the Rudeen Development affiliate bought the project in early February for about $600,000, says Rudeen. That affiliate is Woodruff 108 LLC, which is owned primarily by Rudeen Development.
Design work for the project was done by Donald E. Neraas Architect, of Spokane.
Rudeen Development has undertaken more than 10 projects in the Spokane area since it was launched in 1985, always keeping separate offices in Spokane and Seattle. Its biggest project here is the 440-unit Beau-Rivage Apartment complex at 4707 Upriver Drive. The last phase of that project is just now being completed, says Rudeen.
The company employs about 30 people here and about 70 overall, including some in Nevada and Arizona, and specializes in developing and owning apartment complexes. Rudeen says the company owns about 1,000 rental units that are managed by an affiliate, Rudeen Management LLC, of Spokane.
Rudeen Development also currently is developing a large apartment complex in Prescott, Arizona, he says.
