A company owned by five Coeur dAlene investors plans to develop a $13.8 million medical office building on a 4.5-acre site near Ironwood Drive in Coeur dAlene.
Ginno Construction Inc., of Coeur dAlene, will erect the three-story structure at 980 W. Ironwood Drive, just west of the Ironwood Athletic Club, for Chinook Properties LLC, of Coeur dAlene, which is developing the project.
Work on the 100,000-square-foot Chinook Medical Office is scheduled to start this month and is expected to be completed in November, says architect Gordon Longwell, of G.D. Longwell Architects PLLC, of Hayden Lake, Idaho, which designed the building.
Longwell declines to identify the investors in the development company other than to say that they all are longtime Coeur dAlene residents.
The building is expected to have 17 office-condominium units. Each unit will have between 2,000 and 8,000 square feet of floor space, Longwell says. The office condominiums currently are being marketed for sale at $112 per square foot, Longwell says.
I believe that before its done 50 percent of the building will be taken, he says. Longwell adds that eight potential buyers have expressed interest in taking space, but declines to name them.
The project includes a parking lot behind the building that will have about 300 vehicle spaces for patients and employees. The structure also will have an underground parking garage that will be able to accommodate 24 vehicles, Longwell says.
The building will have state-of-the-art technology systems, additional storage space, and even backup generators for its occupants, he says.
