Spokane Valley-based Crown West Realty LLC has purchased nearly 40 acres of vacant industrial land in Spokane Valley where the company plans to develop a 600,000-square-foot, multibuilding industrial park.
The company, which owns and operates the massive Spokane Business & Industrial Park in the Valley, plans to break ground on the first of multiple buildings at the site before the end of the year and complete that structure by April 2022, says Dean Stuart, vice president of Crown West.
The first of the buildings will be a 120,000-square-foot concrete, tilt-up distribution center with 36-foot-high ceilings.
The rest of the site will be used for build-to-suit projects, with the potential for buildings with up to 450,000 square feet, says Stuart. Altogether, the site can host up to 600,000 square-feet of warehouse space.
“The plan is a distribution-focused industrial park,” he says, though he notes manufacturing companies also would be welcome at the development site.
Crown West purchased the property, located on the southeast corner of Barker Road and Garland Avenue, in January for $7 million through its holding company Crown-Barker LLC, according to Spokane County Assessor’s Office records.
“Industrial space is going to be in high demand for the long term, as we see it,” says Stuart. “The trend is toward e-commerce and quick delivery, so that’s going to require more distribution facilities in more markets.”
The planned industrial park, dubbed the Barker Logistics Center, is located just east of the Spokane Business & Industrial Park, at 3808 N. Sullivan Road. SBIP boasts over 4.5 million square feet of space in all and is the largest industrial park in Spokane County.
Over 120 companies are located within the park, employing over 4,500 people, according to information provided by Crown West.
Crown West also is currently working on the 500,000-square-foot Euclid Logistics Center, at the northwest corner of Euclid Avenue and Flora Road within the SBIP. The second of four buildings is currently underway, with construction set to be completed by May.
Spokane Valley-based Divcon Inc. is the contractor on that project, which was designed by Russell C. Page Architects PS, of Spokane.
