Quincey Edmonds, of Newman Lake, has filed a preliminary-plat application and zone-change request for a proposed $10 million residential development in northeastern Spokane Valley.
Edmonds would develop that project, called Valley Coach Estates, through a company he has set up named Northern Knights LLC, of Spokane Valley, says Pete Buster, a Realtor with Windermere City Group LLC, of Spokane, which would market the project.
Buster says Northern Knights is proposing to build 10 duplex structures which would house a total of 20 condominiums, and 18 single-family homes on about nine acres of land between Interstate 90 and the Spokane River, just east of Flora Road.
Carolbelle Branch, public information officer for Spokane Valley, says the preliminary plat cant be approved until the rezone request included in the application has been approved.
She says the proposed rezone would increase the allowed density there to six living units per acre from 4.35 units per acre. Spokane Valleys hearing examiner will consider that application later this month, she says.
Buster says he anticipates that construction on the project would begin in March and would take about a year to complete.
Northern Knights plans to develop the infrastructure, hire a builder or builders to construct the living units there, then have Windermere City Group sell them, he says.
The property is located between Boone and Buckeye avenues.
Buster says the condominiums would be priced between $300,000 and $350,000. Each condominium unit would have about 1,600 square feet of living space on one level, two bedrooms, and a full unfinished basement, he says. Included in the price of each condominium unit would be a three-car garage, with one garage bay big enough to hold a 40-foot-long recreational vehicle, he says.
The single-family homes, all with two bedrooms, would be priced between $180,000 and $225,000, and would range between 900 and 1,200 square feet of living space, Buster says.
