A Spokane Valley real estate and development company plans to start work soon on a $4.5 million commercial project on the former site of a Tidymans supermarket in the Five Mile shopping district.
The company, Brumback Consulting Inc., plans to build nearly 31,000 square feet of retail space and a 315-unit mini-storage center on the 5-acre site, which is in the 6000 block of north Cedar Street, says Nick Brumback, who will be the companys listing agent for the project.
The mini-storage facility, which will be located on the south end of the site, essentially will be an expansion of the companys North Cedar Drive-In Storage, which is located directly east across Cedar, at 6320 N. Cedar, Brumback says. The company built that 65,000-square-foot storage center in 2002, and its nearly filled to capacity, he says. Units in the new facility will range in size from 25 square feet of floor space to 300 square feet of space.
Just north of the new mini-storage center, the company plans to develop two, 15,400-square-foot retail buildings, each of which will have up to nine retail bays, Brumback says. That portion of the development will be called Cedar Crossing, he says.
Construction of the mini-storage building is expected to start in about two months and be completed by Sept. 1, he says. The first retail building is expected to start rising within four months and be ready for tenants by early winter. The company plans to start leasing activity this week. Construction of the second retail building will depend on how quickly the first structure leases up, but at the latest would start sometime next year, he says.
An affiliated company, Brumback Construction Inc., will be the general contractor on the project, Brumback says. Spokane-based Storhaug Engineering was the civil engineer and Denny Christensen & Associates, also of Spokane, designed the project.
Brumback Consulting plans to hold the remaining acre of property on the north end of the site for possible future development, Brumback says.
