As Costco Wholesale Corp. gears up for the scheduled grand opening of its 167,000-square-foot warehouse on Newport Highway tomorrow, July 20, preliminary plans filed with the city of Spokane illuminate possible future uses for the 134,000-square-foot warehouse it’s vacating on Spokane’s North Side.
Records on file with the city of Spokane propose redeveloping the building at 7619 N. Division for “assemblage,” restaurant, retail, and storage space uses. The warehouse would be split into 82,200 square feet of storage space, 23,600 square feet of fitness space, and 28,300 square feet of retail space, preliminary site plans show.
Preliminary site plans show 665 parking spaces surrounding the warehouse.
Logos for Planet Fitness, Extra Space Storage Inc., and Sky Zone Indoor Trampoline Park appear on site plan drawings filed with the city for the warehouse, although the companies aren’t explicitly listed as future tenants in other documents.
A representative for San Pedro, Calif.-based Rich Development Enterprises LLC, the prospective buyer of the Division Street warehouse, declines for now to comment.
The documents also show plans to demolish a gas station near the southwest corner of the warehouse building and replace it with a 7,200-square-foot building, labeled as a Texas Roadhouse restaurant.
Another 3,500-square-foot space adjacent to Division east of the warehouse building is labeled “Pad A” and doesn’t specify what will be placed there.
Herschman Architects, of Cleveland, designed the site plans, records show.
The Louisville, Ky.-based Texas Roadhouse Inc. restaurant chain’s nearest eatery is located at 402 W. Neider, in Coeur d’Alene. Menu items include steaks, burgers, sandwiches, and chicken.
The Coeur d’Alene restaurant opened in 2010 with about 160 employees.
In line with the storage facility demand rising in the Spokane and Coeur d’Alene area, Salt Lake City-based Extra Space Storage has more than 1,600 self-storage operations totaling roughly 750,000 units within more than 80 million square feet of rentable storage space across 35 states, Puerto Rico, and Washington D.C., its website says. No locations are listed for Spokane County, although Extra Space has operations in Seattle, Puyallup, and other cities in Western Washington.
Two Planet Fitness gym facilities already operate here—one at 1617 W. Northwest Blvd., on the North Side, and another at 13112 E. Sprague, in Spokane Valley. In all, Planet Fitness has more than 1,500 locations and offers franchise opportunities, the company’s website says. Gym membership amenities across those locations include gym equipment, personal training, tanning, spray tanning, massage chairs, and other offerings.
Also tied into the fitness industry, the Los Angeles-based trampoline park franchiser Sky Zone LLC has multiple trampoline parks in several countries, including the U.S., Mexico, and Australia. Park amenities include climbing walls, basketball hoops, foam pits, and toddler areas. The Spokane site isn’t yet listed on the company’s website.
Rich Development has said it plans to invest about $15 million in the redevelopment project.
As earlier reported in the Journal, the north Division Street property has been in escrow, and the real estate transaction likely will be completed next fall, pending tenant commitments and city development plan approvals.
Spokane-based commercial real estate brokerage NAI Black had marketed the property for sale for $7 million. Steve Ridenour, a broker with NAI Black, is handling the transaction and is marketing the property for lease on Rich Development’s behalf.
